58 Elliott Drive in Wellesbourne is the second certified EnerPHit project in the UK. Built in the 1940s, this semi-detached dwelling, owned by Orbit Heart of England Housing Association is one of a number of speedily built properties that were built to tackle the post war demand for new housing and whose construction is well known for poor thermal performance and associated problems with high heating bills and condensation. Fuel bills for a house of this type would typically cost around 1,100 a year (if mains gas is available), while the transformed building should now cost just a couple of hundred to run.The building has been upgraded with a 200mm layer of high performing insulation throughout. The existing solid floor slab was excavated to make space for insulation in the ground floor. Internal load bearing walls were removed and rebuilt with a thermal break inserted. uPVC triple glazed windows were positioned in the external wall insulation layer and supported on timber bearers.
